Water main problems often begin gradually, but can snowball quickly into a major and costly remediation. Keeping a close eye on unusual behavior around your water supply is critical to minimize impacts to your building or facility. Here’s what to look for:
Usually the first indicator of a compromised water main are unusual sounds emanating from the water pipes. Since a properly functioning water supply is a closed system, the sound of water moving through the pipes should be muted. When audible sounds can be heard, especially hissing, gurgling or clanking noises that you haven’t heard before, it merits investigation. Initially these sounds can be barely audible, and require silence or close proximity to the water main point of entry to hear. Professional leak detection devices have a high level of sensitivity and can identify leaks from the sounds that are emitted.
if water pressure drops across all fixtures in your building or facility, this generally indicates a main line issue. A rapid drop is indicative of a catastrophic pipe rupture while a gradual drop may indicate a smaller leak or break, or simply buildup of corrosion or minerals in the pipe. A camera inspection can effectively identify the cause.
Collapsing, ruptured or breached pipes can carry sediment and debris into your water supply. This obviously poses health and safety concerns and should be explored immediately.
A ruptured underground water line will saturate the surrounding earth and eventually the water will begin to pool at the surface, in grass, landscaped areas, or in hardscape areas, whether asphalt or cement. Unexplained water pooling on floors in the interior of the building can also occur. In some circumstances, these areas can turn into sinkholes.

An unexplained spike in water bills for the building without commensurate increase in water usage usually means the water supply lines have been compromised. The errant water flows will pose an increasing risk to your building’s structure and the safety of your surrounding grounds.
Pipes made of metal can corrode, which can cause blockage, a reduction in water pressure and impact water quality. Corroded pipes indicate structural compromise and are nearing failure. Mineral buildup in pipes can also reduce water flow.
Extreme temperature changes take a toll on pipe material and are a frequent culprit of main water line breaks, especially when the pipes are not buried sufficiently deep or the freeze line penetrates deeper than anticipated with standard pipe depth.
Soil movement due to seismic events or spring runoff saturation can put stress on underground water pipes that lead to a break. Though not a common problem here in the Salt Lake Valley, acidic soil can degrade underground water pipes.
Tree roots can compromise and breach underground water lines and eventually block the line.
As roots enlarge, they may occasionally break the pipes and enter the cracks. More commonly, the pipes fail (especially at the joints) due to age or slight movement of the soil, allowing roots to invade.
Internal pipe corrosion, mineral buildup, or a pipe intrusion such as by tree roots can all cause an underground service lateral to become blocked.
Over time, these mineral deposits can accumulate, create mineral buildup, and clog the pipes. In severe cases, the buildup restricts water flow, leading to increased pressure within the pipe. This combination of restricted flow and high pressure can result in cracks and breaks in the pipes.
Deteriorated cast-iron water pipes, aging galvanized pipes or piping of any material will degrade with time. Life expectancy of underground water service lines is expected to be 50-75 years, but due to a range of localized factors, pipes can age at an accelerated pace and aging pipes are subject to failure in an extreme freeze/thaw event, or with soil movement.
